Under the Control of Asbestos Regulations 2012 (CAR 2012), you, as the duty holder or main contractor, have a legal responsibility. Before you start any intrusive work – be it knocking down a wall, stripping out a shop, or completely demolishing a building – you must carry out an R&D survey. This isn’t optional; it's a critical safety step and a legal requirement. Skipping this can lead to serious health risks for workers and the public, hefty fines, and significant delays to your project if asbestos is discovered unexpectedly. Unlike a standard Management Survey, which aims to find and assess asbestos-containing materials (ACMs) that could be disturbed during normal occupation, a Refurbishment and Demolition Survey is highly intrusive. It's designed to locate all asbestos before any work starts. This means our trained surveyors will access areas that would typically remain undisturbed, including within walls, ceilings, floors, service ducts, and hidden voids. We dismantle parts of the building, where necessary and safe to do so, to get a clear picture of all asbestos present at the level where refurbishment or demolition work will take place.

Our experienced team knows exactly where asbestos likes to hide. During an R&D survey, we actively seek out every type of asbestos-containing material that could be disturbed. This includes common culprits like asbestos cement sheets on roofs or wall panels, asbestos insulating board (AIB) in ceilings and partitions, textured coatings (like Artex), floor tiles, pipe insulation, boiler flues, and even less obvious materials within plant and machinery.
